Im evaluating a package deal (3 SFH/1lot) but my numbers were not looking the best, I spoke with another fellow investor who mentioned I should NOT be looking into ARV but rather concentrate on CAP RATE , he said anything less than 14% cap rate is unacceptable. Any thoughts on acceptable cap rates for Scranton area??

@Adam Guiffrida awesome insight. I was not aware of the 6 month condemnation rule for multi units. And lowering garbage taxes would be amazing. I own a few properties and the $300 per door is killing me.

Hi Justin, you have a lot of options... off-campus housing for students, airbnb , househacking , brrrr-ing just to name a few. Lots of possibilities for you.  The inground pool can be filled up no problem, we've done so many in the area. Let me know if you have questions.

Its official I passed the PA Real Estate Exam!! Very excited for the benefits I will be getting as a licensed agent. I will be earning a commission when I buy from the MLS, I will be saving on commission when I sell on the MLS, and I'll be able to get more deals.

Also, I'm very happy I'll be able to help my family and friends buy their homes and get paid to do it.

This year alone I helped four family members with the process of buying their homes(during a pandemic) ... why not get paid to do it?
