Hello everybody!
I'm still trying to set up my plan and instead of asking the same on BP question "What strategy to choose" I'd like to ask a couple other questions.

1. Could you tell a short story about you first deal?
2. Why did you decide to do it the way you did?
3. Would you do it different knowing what you know now, and what would that be?

I would really appreciate the experience anybody can share!

Sorry for not very investing question, but I was hoping if anybody knows what to do with your RE licence if you move to another state. Do you have to do all the same steps all over again? Or you can pass some additional courses or something like that.

Thank you Bill Gulley!! That is exactly what I was thinking. So you want to say that I've got to buy it (cash) and then find a buyer and only then I can charge a fee, I can't just put it under contrack with seller right? And what if the property is not listed (direct mail marketing for example) is it the same?

Could you please explain me why investors agree to buy properties using wholeseler's help instead of finding properties cheaper? (for me it's like using realtor)
And another question: Can licenced real estate agent be a wholeseler? Are there any problems related?

This is exactly what I was thinking, so you did find such motivated sellers who could be fine with monthly payments? What were the reasons? Divorse, or other?
