Thank you Joel Owens!! "The performing properties already have buyers jumping on them with money down" is now very clear for me. I just thought it could be a good idea to save the cash you have to use for closing cost and other expenses instead of downpayment and pay this way.

Hello everybody!

I've just read a great book on negotiation and there was a very interesting example of how to buy a property with no money down.
Here is a short view of what the author proposes:

For example SFH price is 100K:
You could take 80K from the bank and offer to seller 20K with small interest for lets say 5-8 years

I don't think I saw this strategy on Biggerpockets so I'd like to know your opinion.

Hello everybody!

I wonder if someone could help me with the list of state laws that I'd better learn for buy and hold strategy. I just moved from another country to Michigan, so I don't know a lot of rules. I understand, that I'm going to need attorney's help, but I also would like to get educated on the basic subjects.

So far I have:
* Safe act
* Business and individual taxes
* Real estate law

I would appreciate your help!

Hello everybody! I think if the market changes from one year to the next, it’s important that you understand the changes. I've read a couple articles lately about housing market in 2013 and I have a question now. Here is the latest for example:

or

http://www.thenichereport.com/breaking-news-2/finally-more-homes-for-sale/

All of them say that "professionals expects home values to end 2013 up an average of 4.6 percent and rise cumulatively by 22 percent, on average, over the next five years" and that "the supply of homes for sale is beginning to rise"

My question is how can it all influence REI and how in general should everybody analyze when to buy and when to wait.

And i would also love to hear your predictions.

Hello Leonid!!! I was absolutely amazed that busy people spend their time to help those who just start! What I don't undestand is how they can seat all together at the table discussing deals and not thinking about competition? Or they just don't steal each others potential properties?
