Wholeseler and realtor

Hello everybody!

Could you please explain me why investors agree to buy properties using wholeseler's help instead of finding properties cheaper? (for me it's like using realtor)
And another question: Can licenced real estate agent be a wholeseler? Are there any problems related?

I appreciate your help!

1) Many investors don't have the time to find deals. Many rehabbers have a full time job just managing rehabs. They sometimes rely on wholesalers to bring them the deals.

2) Stupidity. The dumb money has come back into the market. I see some pretty bad "wholesale" deals. If anyone is actually buying these deals they just don't know better deals are available.

3) Fraud, some wholesale deals are so bad as in my mind as to be fraud. When After repair values and repair estimates have no basis in reality it is easy to get someone to over pay.
