@Justin Tasset thank you for your advise,  after done some research I have narrowed down the two markets Columbus and Cleveland, I have booked the flight on next month, hope to explore the market in OH.

yes, you are right ,I have dropped off that price hill property after analyzing it. I m looking for to buy and hold MF in B Class neighborhood,, however is SF or MF better for rentals in Cincinnati?

There's a ton to consider and discuss when talking partnerships.  I'd also suggest hanging out with this person, especially if you're going to be interacting with them on a daily or even weekly basis.  You wouldn't marry someone you met a week ago at the bar right?  The same should be said with picking your business partner.  I knew mine for 6 years before we started working together.  It's been the best move I've ever made, but I was incredibly picky.

I m in the same position ,I m planing fly out to OH next month to meet up a local consultant and to partner up with deals, the structure he provided is 50/50, means I invest money ,he invest effort (finding deals /rehab/finding tenants etc.all the heavy lifting )and we share everything, debt /profit/cash flow----50/50, buy and hold for long term on MF rental properties, the properties will be under trust agreement and with his name and my name as beneficiaries.

I was still wondering what is the long distance partnership like in nowadays?is this typical reasonable one?or there are other partnership structures?

I m planing on investing out of state rental properties ,buy hold long term is my goal. fat cash flow is my goal.

I much appreciate your input with my questions.

Hello BP,

I am considering investing in Cincinnati, Ohio. I am from Irvine,CA so I am not familiar with the area. I see some really cheap multifamily properties for sale in Cincinnati with pretty good return. Can someone who is familiar with the area shed some light on streets below? 

1015 Winfield Ave, Cincinnati, OH 45205  

1260 Rosemont AveCincinnati, OH 45205

3065 Bracken Wood LnCincinnati, OH 45211

Are these good areas to invest in? What are the pros and cons of investing in these areas?

reading your entire post I couldn’t agree more that when you say treat people with respect, secretaries or teachers may have more money in the bank than lawyers or doctors , that part can totally apply to China , in China you never can see a person’s real net worth just by his/her job title, a mama papa shop owner may own 10 building worth multiple million dollars, a school teacher may inherit million dollar apartments from parents. So on ...especially in those top cities in China ... too may rich people you can’t tell by their appearance and job title..

I can connect you with someone in China who has lots of connections with those China mainland multimillionaire/billionaires are actively looking to invest overseas , if you are interested PM me .

And yes , connection is the number one thing to do business with Chinese .

BTW I m from mainland China Shenzhen , Grew up& raised in China .
