Hi Caleb Lund, have you thought about partnering with another investor? It is true that many of us investors are wary of structural issues. Your knowledge could be worth a lot to another investor who wants to partner up. Or, you could do some work on the side, evaluating properties for other investors. That would help build your network and give you some extra money for investing.

Hi Kerwin! Welcome to BP Tulsa! It is always good to know at least a little about the market you want to invest in, so you have a good start. Tulsa is on many investor's radar, which is causing our market to heat up; inventory is pretty low, and we are all beating the bushes for properties right now. What will you be playing overseas?

Hi Jeremy. I don't own property in North Tulsa, but do think it is a great time to look at buying. There is a lot of interest in North Tulsa, and many people flipping houses, causing neighborhoods to start turning around. Also, there is money to be made in Section 8 housing, and lots of renters waiting for a house to become available so there is a guaranteed renter pool. I know section 8 housing isn't for every investor, but I like the idea of helping people when I can, and still make money.

Zack, Kendall Whittier is heating up right now, but there are still some deals to be found. Maple Ridge and Bryn Mawr are both definitely Class A neighborhoods though. Occasionally we find a listing that is around 200,000 but not often and probably not in the spring/summer selling season. What budget are you looking at? I watch the foreclosure market very closely and sometimes find a short sale in a great area. Are you willing to consider a home in foreclosure? Many investors don't want to wait around and waste time to see if they will get the property, but I have bought them for myself, and sold them to other investors without any issues. One of my easiest deals recently was a HUD property.

I buy and hold, and operate Airbnb's here in Tulsa and in Galveston, TX. I manage for other owners also. I help find the property, sell it to the investor, and then help them get furnished and set up and listed as a short term rental. That is my focus right now. I am always looking for properties to flip or rehab, for myself or any of the other investors I work with.

Hi Lucas. Are you looking to be hands-off or would you want to oversee the Airbnb to some degree? I own several properties that are whole house Airbnb's here in Tulsa and in Texas. I am also co-hosting with another owner who is doing exactly what you describe. As an owner, I have used both bigger, national companies and individuals to manage my out of state STR, and it very much depends on what you are looking for, to determine which might be best for your needs. If you are interested in a co-host, I would be interested and available to talk to you. I also work with out of state investors, so I could assist with finding a property, if you aren't already working with someone,
