OOS First Time Investor

Hi everyone. New to BP and to property investment. I am OOS and basically am seeking to get into investment properties, since I cannot afford to purchase on a teacher's salary in my area. For my first property, I am considering Tulsa because I have a friend who recently moved there and she could be my eyes on the ground if need be. So far, I am mostly looking a little south of TU and then in the Jenks school district but that's about as far as I have gotten. I'd love to connect and network with other people interested in the area. Any suggestions for someone new to buying for rental properties in Tulsa? Thank you!

Hi Elliot! The Tulsa area market is really hot right now, and most decent property is going fast. Are you looking for turnkey or willing to do some rehab? What type of property, single family or small multi? I suggest asking your realtor to set up a couple of searches in areas you want to watch, with pending, sold, and expired listings in your price. That is helpful to get a sense of the market here, what is selling, what isn't selling, and what areas still have some bargains. Good luck!
