Let me add my $.02 . Finding good tenants @location s like E.C  could be a challenge. You Could  always get lucky but i would really add extra holding costs. I would expect to have a  high turn over rate,  there. 

It's a gamble .

Ignore those PEOPLE

Check out ikea  's modular kitchen 
With appliances ,open shelving and a 5 tier storage shelving unit (pantry)
It could be a very efficient kitchen .
Especially if it's  a really small space 
Can always add an island if it's open concept for more counter .

He had more than enough time to complete(6 months+) just to do kitchen .The work that was done was ridiculously bad 

Every contractor who checked his level of work agreed that he was a shady contractor.  

He left more than my house in shambles .I no of atleast a few others .
