Does anyone have a recommendation for a commercial attorney in Texas who can help me out with a master lease w option? I know enough, in general, to have presented an LOI to the owner of a self-storage facility with some general terms and advantages of accepting a master lease and am waiting for her response. Thought I'd find an attorney along the way who's savvy to master leases w option.

Any leads would be appreciated.

Bishop is a secondary maket of Corpus Christi with a population of app. 4,000 in Nueces county, TX. Nueces County has over 350,000 in population. Median home prices in Bishop are 70-80K with rents from $650-1,100. Rental properties are in high demand. Celanese - Bishop facility is just up the road. Celanese began a methanol unit with an expected annual capacity of 1.3 million tons at the company’s Bishop facility. . The methanol unit would utilize abundant, low-cost natural gas in the U.S. Gulf Coast region as a feedstock and would benefit from the existing infrastructure at the site.

Is the EM as simple as it seems? When a see an EM of 2.5, I understand that the investor gets back $2.50 for every dollar invested. But does that exclude the initial $1 investment?

What would make more sense to an investor and what is the more common to see...IRR or EM?

Quick question, looking at a small apartment building that seems great for condo conversion. In Texas, is it just the legal paper work required to convert over? Oddly enough each apartment is seperatly deeded.
