Agree with Dan, research, pick a market...for all the right reasons, and laser focus. Build your team in one maket and establish yourself. You can cash flow in most markets but  finding that growth market for super unleaded appreciation it the trick.

To any of Chris' students, just curious does this only work with free and clear properties or can it work by taking over an existing loan. Mostly curious on how this would work with MF properties.

You are just with the wrong brokerage. We have flat fee for anything we option or own 50% or more of and a community of investor/agents through out Texas to consult with. Lots of support from broker and investor husband and little to no requirements. ( just the usual stuff, keep it legal and ethical to all parties involved in any deal). They will even do the heavy lifting in short sales and any type of bank interview I might need on a property.

No hoops here, just benefit.

Not sure what to do. I have a University student rental with a standard lease...which includes some rules of the house. One of them is no guns in the house. So, student #1 works on a ranch in South Texas and guns are routine and necessary. Then he tells me the other four guys all have guns too.

I really don't have a problem with guns as I have a concealed weapon license myself. I have a problem with liability!!

Any thoughts appreciated.

Hey Jake, check out the County tax records and see who was the last person to pay the taxes. Also, door knocking is very effective. If the house is vacant then usually the neighbors are only to happy to let you in on what they know.
