I have a question for you. I have an opportunity for a passive investment with monthly cash flow, how ever I don’t have the funds for it. Could I possibly use a private lender for this? Or any suggestions.

I have a opportunity to invest 5k with 12% return. This is my first deal and haven’t looked in this area as of yet as a option for investing. I don’t know all the info yet until I talk to him later today but what do I need to know to proceed with this.

I recently started mentoring with someone who makes 30% ROI regularly doing lease option/rent to own. As a newbe i'm looking at doing seller financed or sandwich leases. If you have a single family 3 bed home and are looking to get out of the market in the next few years we should talk! I take care of all issues etc. I will rent the home from you for 5 years and then buy it! We split all profits 50/50.
