New Investor Rent to own

I recently started mentoring with someone who makes 30% ROI regularly doing lease option/rent to own. As a newbe i'm looking at doing seller financed or sandwich leases. If you have a single family 3 bed home and are looking to get out of the market in the next few years we should talk! I take care of all issues etc. I will rent the home from you for 5 years and then buy it! We split all profits 50/50.
