Hey,

I was bailed from a contractor at almost the finish line and I need an handyman that could finish me the job.

Is anyone knows a good handyman?

Hello, 

just got my site plan in order to do an addition to an existing single-family home. When talked to some permit expeditors and using one for a different project, I realized that it takes 60 days instead of 15-30 before COVID. Also realized that if it takes 60 days, it doesn't matter if I am using an expedited or application myself via the website because regardless I will get the permit in 60 days.

So I entered the permitting site of Dekalb county and started the application, I think I finalized it. 

Someone has experience with permitting via the ePermiting site on dekalb county so I can so I can consult with him on the procedure?

Hello.

On every book that I read of bBiggerPockets it says that you need to do a scope of work with tasks and divide the cost of every task for labor and materials.

But then I got a property and started to look for a good contractor, I had some congestion with some in which they were didn’t mind to bring me a divided estimate for labor and materials.

But none of them felt right to me, personally and expert wise.

But then I got a referral from a plumber and came this contractor.

He sounds the perfect guy that u need need, he was expert, knew how investor is thinking, kinda Bush even in these winter times but one thing was something that I didn’t like abs is the estimate.

In the estimate he wrote all the tasks in one paragraph and write at the a one bulk number.

When u asked him to divide me that into labor and materials, he didn’t want to do it for me saying: “I came predict what the labor and materials would be now. After week 1, we can discuss and see how much I spend exactly, and then you will now “.

I was shocked that just was declining to give me a divided estimate to labor abs cost, but his expertise and knowledge just told me that I should go with him.

He basically got a good point that we will know the exact number after every week (finished weekly job)

So how are handling estimates from your contractors? Did you encounter with contractors that didn’t want to give a divided estimate?

Hello everyone,

I bought a property in Cleveland area in February this year. In the beginning it was for BRRRR but as it was my first investment property, I had made some mistakes on the way which caused to understate also that I can't refinance with good terms right now and also spent more money that I initiated thought...

As part of my rehab there, I also finished the basement with additional bedroom and bathroom.

On of the mistakes was that i accepted my contractor to do an high floor in the bathroom to reduce cost on moving pipes under the concrete basement floor.

In July the pipes were burst in the basement and flooded all of it (another mistake that I didn’t replace the old pipes). After replacing the pipes and trying to dry the entire basement, mold started to appear there.

When called to one of mold companies, they said that I can use the insurance to cover the expenses for the mold remediation, so I did contacted the insurance...

They came and saw everything and gave me an estimate of 13K to try and repair the damage. But when consulting with some mold companies they adviced that I need to demo the entire basement mainly also the high basement bathroom because there is framing under it which could have a lot of mold. That means that I need to demo and finish again the basement with bedroom and bathroom (probably save some pieces like the bath...).

I brought few contractors and they gave me an estimate ranging 15-30 for finishing the basement after the remediation. I had a good feeling with the one that gave me 25k for finishing it and with a mold company the estimate 4K for demo and mold remediation the entire basement - something like 30k.

Tried to bring these estimates to the insurance and they brought another coordinator to see the damage and told me that u have another leak from the bathroom upstairs hence cannot find me the full amount. Of course this is a lie, I brought a waterproofing company to give me a certificate that there is no such a Leak.

Sent them that and they got softer abs says that they will out the scope of work to a rehab calculator software and then will give me that estimate. The estimate came with JUST 15k!! Just 2K more that the first offer from them.

I am now don’t know what to do... they offered me to get that money and maybe they could bring me more on the way, but I don’t believe them!

What would you do instead of me?

You can use Subject to, sometimes called "Subject 2"

You are basically transferring the liability of paying the mortgage from them to you, and after few months you can re-finance it. You can even rehab it a little to increase the value, and then refinance.

That way you are not using any down payment on the property and you are paying only these 600$ per month,.

Be sure to consult with an attorney about that.

Hey,

I just bought a property that in tax records it says 1,611 but when measuring it now it’s apparently 1300 SqFt. I didn’t use appraisal buying this one... I know, I had to do it in order to avoid these things.

Is there any legal way to get over that and marine ask the seller to pay me a piece for these 300 SqFt less?
