Hi everybody.

I am little bit confused about the SqFt of a house when investigation a potential deal.

In a MLS property listing, there are 2 rows:

1. SqFt Above

2. SqFt Below

When doings comps from the MLS that my agent gives me, I need to take the Price per SqFt and multiplying it by one of the rows above.

Sometimes there is only “SqFt Above” but sometimes both of them has data, I don’t know how to calculate this.

What’s the difference between two of them?

I would suggest you to read 2 books by BIggerPockets publish called:

1. Long-Distance Real Estate Investing Hot to Buy, Rehab, and Manage Out-Of-State Rental Properties
2. Buy, Rehab, Rent, Refinance, Repeat: The BRRRR Rental Property Investment Strategy Made Simple

These 2 books will give you all the answers you want.

But basically you need to find a good contractor and rely on a property manager to oversee the progress

Hello everyone,

I want to buy my first BRRRR deal and I have some area in kind but they are cold areas, and because I want to buy the property in the next few months, I have some concerns about the rehab process in that timeframe as I do not in such cold areas (with snow).

Can you give some tips?

Hello,

I am from Israel and I am an investor that that wants to invest in a buy and hold rental properties in Florida.

I would like to know when you are investing in Florida where I can achieve the 1% rule? And also I can buy a property in 110-120K? (Of course before rehab has I want to find a property that needs slight rehab)

Heard about Jacksonville/Orlando/Tampa...

So where is a perfect place to find properties in the below price range and that give me the 1% rent ratio?

I have found some lenders that can provide me loans but most of them are giving me interest of 6.5% and above... is it normal?

Hello everyone,

My name is Lior, I live in Israel, 26 years old, and I am new into the real estate investing and after some research and book reading, I decided that I want to invest in rental properties and would like to start in Florida on SFH. My goal is to buy 2 properties per year, with the benefits of Home Equity Loan or just add another 20% down payment, and hold them for cash flow.

I wanted to start searching for agents but I need a lender first... So because I am not a US citizen I started to think if I have opportunities for a mortgage for 30 years and then leverage my first asset with its equity after a while to have more money for a downpayment for the next property.

I have the first 20% percent down payment for my first property purchase, is there a way to find a lender that fits my goals?
