@Rob Bianco just like with any market it will depend on the location and the type of dwelling you're dealing with. In general, everything is still moving along fine. There's been a slight drop in rental prices across the board because of the interest rates driving more buyers into the market, but renters and general rental prices won't lag much longer with either the higher rate or the foreclosures that are soon to arrive at some point.

Hey @Zenus Wilson! Welcome to Houston! 

I would definitely suggest you start looking at the current inventory of 1-4 multi-family homes in Houston so you can get a realistic understanding of what the inventory here looks like. Everybody wants a duplex but you might not be flattered by the options available. Single family homes with separate entrance mother-in law suites or garage apartments with full bathrooms & kitchens may be more appeasing to you and your parents. Take a look at what's available right now while you have time to make an informed decision based on the market here. Will shoot you a DM too. Good luck!

@Osvaldo Benavides Can you provide some details on your ideal flip and rehab job? That way you could get a more detailed answer from some of the experienced GCs here. Numbers will definitely depend on the home's square footage and repair needs. I second @Jaime Lazcano's list for general numbers but to get more accurate give more specs on the deals you're looking for.

Hey @John Nguyen glad you are considering the investment aspect of your home move. I think people start thinking about these times later than they should. Question: What type of investment capital will you potentially have after your new home purchase? There are of course multiple ways to acquire investments properties in the Houston area that would provide you with a nice cash flow. How you looked into other ways to acquire these properties besides waiting the 2 years?

@Mikelyn Green Welcome to Bigger Pockets! You've started off right because you are here! The first thing I suggest you do is to educate yourself on all things real estate investing. After you start to learn some of the various strategies, get really in tune with your personal real estate investing goals and the strategy you want to use to get started. After that, make a plan and do something! Don't just sit on the information you learn. Put it into action. There's an app for everything except application.
