Yes, those are great ways of finding owner finance deals, but as you said, the owner finance terms you find on the MLS are usually a bit stiffer than those off market. I would also say peruse those FSBO listings too and ask them directly about owner finance terms, especially if they have a property that has been on the market for a while. We have sourced a few properties for clients that way and I'm sure an investor can use that same strategy to get their foot in the door & refi later.

@Adam Wrobel How is it going for you? Have you found your first investment property as of yet? The market is really hot right now and we are getting multiple offers on homes. Buyers are definitely having to be quick to the punch.

Anything you bid over value should be made up with appreciation the first year +/-. Be prepared to bring some extra cash to closing if needed if the property does not appraise. This is a winning strategy right now in my opinion. 

It is not worth 5-10k to lose a home if you are in for the long haul. Every 1k in financing is under $5 per month.... so it is not painful.

Exactly! If you are looking to invest for the long haul, why lose out on a great property for something that will only cost you a few extra dollars per month. Get creative and be cautiously aggressive.
