I'm a new MTR host, looking to implement systems, and I really like this idea!

Is the cost of maintaining this responsibility baked into the cleaning fee, or do you pay them extra on top of materials each time for having gone to the store?

 Some other demo's that may work are out of state/country students. Folks in transition, i.e. homeowners moving, divorced etc. Blue collar professionals such as technicians, superintendents on construction and public works projects etc. Sacramento has a heavy union presence so that may be some marketing strategy. Medical in its administrative capacity may also be a venue. There's several MTR specialists on BP that will hopefully add to this thread. Best of luck!


 Thank you Alan! Curious how you mean utilizing Sacramento's heavy union presence? Do you mean like housing union workers? or like reaching out to unions that may do housing arrangements?

Yikes! Sorry that happened. What did you do about the guest that would refuse to take the trash to the curb? It might be easy enough to put it out yourself, but what if this were a property you weren't living in?

I love this advice! And yes, I plan to section off the fridge and cabinets for each tenant, but now I might take it even further, and buy different colored plates, bowls, and cups for each tenant. My thought process is that this could incentivize tenants to not leave their dishes out, and also prevents tenants from not having their own set of dishes in case the other two somehow use them all (and don't clean). Is this a good idea?

As for an SOP for receiving and facilitating complaints, do you mean like specifying a time range of when complaints will get handled, communication through what platform, and what resources to be directing them to (I've heard of other landlords giving tenants access to their handymen/cleaners)?

For your kitchen, rather than completely sectioning off your fridge, what would the common shelf be used for?

I love the fun negative consequence of having to buy everyone a beer. In your experience, have people abided by the whole "buying everyone a beer" and/or "Doing everyone's chores for the week", and if they didn't, how did you handle that?

As for bathrooms, I'm working to have each bedroom have their own designated bathroom, where the downstairs bathroom will belong to the downstairs bedroom, but be available for guests and the like.

Also, weird question, but do you guys offer bidets in your bathrooms? It's kind of something I need in my bathroom nowadays haha, but I haven't seen many apartments or landlords that offer it.

Hi everyone!

So I'm closing on my first property next month, which I will be renting by the room on a medium-term lease, and I would just like to know: Do you ever receive complaints about tenants leaving the shared spaces less desirable than it was before (such as a tenant habitually not cleaning their dishes), and how would you handle that?

Also, how would you delegate which tenant is responsible for bringing the trash, recycling, and/or green waste out before Trash Day, and bringing them back in the day of Trash Day? Would I just need to find a system to keep the tenants on an automated scheduler and send reminders the day before and/or day of? What if a tenant forgets (causing the property to sit with near full bins for another week)? Do I need to set up any positive incentives or negative consequences if this responsibility goes forgotten?

Also, what are some other interpersonal complaints (common or less common) that you've experienced between tenants and how did you handle them?
