Hello BP Friends,

Im looking to Invest in Ohio. Ive done some research and Toledo grabbed my attention and so did Columbus, given that it is a University town.

Any recommendations on zip codes to stay away from? And also any lenders and realtors that you guys recommend?

Any advice and recommendations is appreciated.

Hello BP family,

I am new investor in the Inland Empire. I came across a duplex that is a fixer-upper and was told about a 203k FHA loan. My strategy would be long term hold and house hack for the 1st year (given it is an fha loan) Does anyone have experience with this type of loan and process?I know it can be quite lengthy, however I noticed not a lot of people know about/ or are knowledgeable in the subject.

Also, please feel free to recommend any lenders/realtors that are experienced with this type of process.

Hello Julian,

I am also a newbie investor in the area. I currently live in Riverside and am looking into purchasing my first SFR. I agree the market is hot and my purchase power is not too high at the moment. I am looking into house hacking a home. I would suggest speaking to a lender to get an idea of what your purchase power is. Partnerships is also important if you dont have the down payment or funds to purchase a home.

Also depending on what your strategy or investment vehicle you are looking into.

Hello BP,

In need of some creative ideas....How would you structure a partnership for a duplex?

I came across a duplex 1bed/1bath 2bed/1bath in Socal, asking price is 299,995. Property is currently rented out. Rent is 850 and 1,050 a month. Pro forma rent would be 1,050 and 1,250

I am a first time home buyer, and was looking into this duplex as either and investment property (larger down needed) or a “primary residence” and house hack.

Though in my current situation an SFR would be ideal (due to family moving in with me).. however I ran some numbers and the property would cashflow. This is a great opportunity and would like to hear your ideas about acquiring this property.

If I were to purchase as a rental property how would you guys structure a partnership to acquire this asset? What would you want out of such partnership?

I am very new to REI, and would appreciate your advice.

Hello Jon,

Thanks for the feedback, As of now I am looking into lenders and brokers to reach out to. Im mainly waiting for the beginning of the year so that I can file taxes and then get a pre-approval to see what I would qualify for. If a multiunit is not feasible then perhaps an SFR to house hack.
