Post: Residential/commercial mixed use duplex

Hello BP community,

I am a small multifamily investor seeking my next deal. I have my eyes on a duplex (unoccupied and updated) that is zoned residential/commercial. It also comes with an empty lot adjacent to the property. My initial though or strategy would be to buy, and build more units on that property (it still has plenty of space for additional units) and the lot adjacent to it.

The property is located in California and is 2 units (1bed/1bath) asking price is 370k. I could simply just buy and rent the units, OR build more units and make it a true commercial property. However, im wondering if there is any lender that could advise me on how to go about financing such project? Perhaps a comercial loan for the building and then construction loan separately? Can I do both in one?

I also welcome insights for Partnership structure on this project.

@Matthew Watson Thank you for sharing. I enjoyed every part of it. I just closed on my first investment property (duplex) which I will be house hacking and enjoyed every part of the process. Multifamily fires me up and I am now looking for my next investment property (most likely will be OOS) my end goal is to close on a commercial property by next year!

As of now im looking through MLS,Since I will most likely do financing rather than all cash. My strategy might change depending if I go commercial (5+) or stay within the 4 units or under.

Hello BP Community,

I am looking to invest on medium sized multifamily in Cleveland Ohio. I am currently ding my research on the market, trying to understand neighborhoods and zip codes. I came across a property with the zip code of 44111, which I believe is a class C neighborhood. Does anyone invest in this area?
Any property managers/ realtors in or near the area?
