Duplex partnership structure

Hello BP,

In need of some creative ideas....How would you structure a partnership for a duplex?

I came across a duplex 1bed/1bath 2bed/1bath in Socal, asking price is 299,995. Property is currently rented out. Rent is 850 and 1,050 a month. Pro forma rent would be 1,050 and 1,250

I am a first time home buyer, and was looking into this duplex as either and investment property (larger down needed) or a “primary residence” and house hack.

Though in my current situation an SFR would be ideal (due to family moving in with me).. however I ran some numbers and the property would cashflow. This is a great opportunity and would like to hear your ideas about acquiring this property.

If I were to purchase as a rental property how would you guys structure a partnership to acquire this asset? What would you want out of such partnership?

I am very new to REI, and would appreciate your advice.
