I am not sure about the prices where you live. But on my rentals when i replaced just AC unit a couple year back, i priced with a company almost an hour away. I had a bunch of disappointing quotes locally and the company an hour away was 20% cheaper. So maybe expanding the range to get quotes may help you understand a little better. Still using the same guy for everything HVAC now years later!

All you need is a name and DOB as other's have said for the background check. I always get the SS# just to have it on file. I had my lawyer draw up a rental agreement one time and then just copied over to a google doc and use the same one now on all lease agreements. So it was money well spent.

That's what I'm going to do this afternoon, I'll take a notice to vacant over and just ask him to leave. Both guys signed a year lease. My thought is I can terminate the current lease evict the one and then sign a new lease.

So I have this unit that I rented out to two very nice college boys. I met them, vetted them and ran checks on them. They said they where both serious about school etc. Well apparently one of them is now skipping school, doing drugs in the house and there is damage with holes in the wall. The other called and told me about the problems. I can't have this and know I need to do something, the other seeks like he would stay. Can I evict just one roommate even though they are both on  the lease? What would you do?

I am just getting started on here and have already had some really cool conversation with people. Looking forward to meeting some more!

Hello everyone, been doing a lot of listening to the podcast and it has sparked me. I currently operate 18 units all duplexes. It has been an insane ride, and things are going incredibly well. Closed on Tuesday last week on an older Tri-Plex that I am a little nervous about, but crunched the numbers, and met with the contractor who is to start on Tuesday (tomorrow). My goal for the next couple months other than to get this Tri-Plex up and going is to try to organize the business in a better way. 

I want taxes to go smoother and to have more numbers from a month to month stand point so I can keep a pulse on everything that is going on. I have a full time day job that I love and mange all of them myself as of right now. 

Very excited to be here and meet some new friends!

I'm in agreement with Zach.  If anything is getting foreclosed on around here is mostly real low income.  Most of the town is low income, the college is one of the biggest pulls for rentals.  Does your son take care of foster kids or something of the like? I currently rent to a company that does the same and set them up with 2 3 bed 3 bath units that are right next to each other and he absolutely loves it. They host the kids there and it makes it easier for them to manage.

@chris Dawson do need any special lisence or anything in Brookside to operate as a rental? I was also reading that trash and recycling is free.  Is that true for rentals as well?
