Find a new agent. A lot of these statements is why I got my own license. They sure as heck won’t tell you it’s to much when you offer full price.

Out of the loop. I would never discuss business with family after that. I asked my dad for a loan once he said no to risky 20 years later it’s paid for I sold it made 150k. That’s when I told him how well I did. Forget em quit seeking their approval. Your wife is all that maters.

I couldn’t find the post to reply you asked me a question. But I think I’m around 75 for the 3rd time. Because I get nervous over worked. My guy tells me to scale back so I sell 20ish and use it to pay some down or off. Sounds like we are in a similar boat. I quit my job after returning from Iraq. I wasn’t thinking clearly. So I committed to real estate in 2006. I find it hard to stop. I passed up a good deal this week because I was just in a bad mood. Lol I’m watching one at the auction now. Hopefully I’ll be in a good mood by then. Lol you sound like you have done well. You should be proud.

I quit once my part time job made more than my full time job. Real estate being my part time job. It was in 2006. Now I’m your age this has become a burden job. Yes I like it but now looking at other investments that don’t annoy me. I self manage all but 5. Maybe I’ll turn more over to man agent maybe not.

I think markets are fluid up and down may be hard to find a deal. Keep looking stick to net cap rate formula. There’s other ways to analyze. Don’t look at down payment as a negative. It can raise your net income. Other investors use that net cap when buying so remember that because someday you decide to sell.
