In 1996 I had an air conditioning contractor threaten me of a service call he didn’t perform. I actually figured it out before he got there.

He wanted to bill me anyway because I didn’t cancel. I told him I had just fixed it before he pulled up. I handed him a check. For 60.00 and I told him I would never use him again and as long as I was breathing I would never recommend him to anyone. Then while I was in Iraq he moved on my street and mowed the lawn for my wife. We are friends now. Don’t sweat the small stuff.

Your dispute is over the final 75.00? I wouldn’t pay him. Tell him what he needs to do to make it right. Then if doesn’t it’s on him. Don’t worry about the lien.

I’m sure there’s a smart person here that will know the answer. However I’m Arkansas I had quiet title a lot bought from a tax sale. It took about 6 months no one ever responded to the correspondence my lawyer sent. Some banks won’t loan on a quiet tittle deed but I found one that did. I asked for advice thru my local closing company the pointed me in the lawyers direction they handle these. Good luck

1. Ask the Apraiser to adjust findings based on your info. Most don’t like to be told their wrong. Just saying that from my previous 3 disputes experiences.

2. If your not happy with a result hire independent and don’t tell them Anout your dispute. Reason being is networking.

3. Still not happy write a letter to state board of Appraiser’s.

4. Good luck.

You got my blood boiling this morning. Thanks for the bad memories. Guess I need to get out of bed. Lol just kidding.

Improving yourself never ends. Most investors Have more than one iron in the fire at some phase of their life. Start real estate and take a night class, pay as you go, work a second job at one point in my life I had two part times with my full time. Going 4 years of school hard core may not be your thing. So back up re group. Nothing wrong with that we do it every day.

I was in the same situation when I was in my early 20’s now early 50’s. Most importantly get a better paying job increase your annual income and credit score do this for about a year. Live below your means and don’t buy any stupid purchases aka car, 4 wheeler , time share, sorry folks not a fan. During that time read and study. Watch daily for deals. I’m telling you it’s like buying a couch. You will look at 20 at different places then you walk in one store and there it is like Chevy chase’s Christmas tree on Christmas vacation with a big bright light shining on it. To get to that point, some folks are faster than others either way it’s the same road we all first time broke investors have to travel.
