Hi, I need an advice from those who deleaded units in Massachusetts after 2017(after the laws changed). I purchased 2 family in Malden. The house is in a good shape but need some renovations. I was thinking at the same time to get a Deleaded Certificate. For me it looks like I need to encapsulate walls and window trims, cover staircases with a carpet. The windows were recently replaced, but the trims are original. New doors with original door jambs. Hardwood floors, old wooden staircases. It looks like encapsulation should not be very expensive, especially if I do it myself. What am I missing? What are the most expensive jobs that must be done? Can I encapsulate window/door trims or they must be replaced? I'd like to know it before I invite lead inspector in the apartment. Now the status of this apartment is unknown, and after I call the inspector, it's a no return point.

Hi I simply want to sign a new lease with the same tenants for next year.

The main difference is a new price that they verbally agreed on. Should I sign the same lease as a 1st one, just with a new rent amount?

There is a paragraph about the security deposit in old lease, but they already paid deposit a year ago. What should be done? Remove this paragraph completely, or wright that deposit was already paid? Are there any standard forms for lease renewal?

WHAT YOU CAN'T BE CHARGED

Property owners and their brokers CANNOT charge the following:

  • a fee to hold the apartment
  • an application fee
  • a credit check fee, or
  • a finder’s fee for renting their own apartment, unless the property owner is a licensed broker.

Hi, what the rules are in Massachusetts, if I sign lease a month before the move-in date?

For the 1st month check what date should be used, when the lease was signed, or actual move-in date? What about the dates for last month and security deposit?

There are no written leases. No deposit. They never respond. I looked over all online Mass instructions for price increase for month to month tenants. I believe the letter was correct, but now it's better to check with attorney.
