Thanks. Definitely you all are right. The tenant mentioned that it was never an issue for him before to get the keys earlier, but didn't want to change the lease. I hope we will find common grounds with him in a future.

My tenant wants the keys 2 days before his lease date because it's more convenient for him on the weekend. The apartment is ready. Can I give him keys? Do I need to rewrite lease to the date when he gets the keys? What if he create any problems before his lease even started? What would you suggest?

@Douglas Snook Thanks, that's right. The question is if 6, let's say related people applied, can I increase rent because my water bill will be more than for 3 people, or the rent must stay the same.

I have one water meter for 2 family house. I need to add a separate meter at least to one apartment. Expenses for Permit and for plumber. Also other landlords don't charge for water

It's a 2 family home, and in most cases landlord pays water/sewage  

Is it legal in Massachusetts to define rental fees based on a number of occupants?

It definitely make sense for me, because I pay a water bill, but I don't usually see it for the long term rentals. Today I found one listing that specified rent per a number of people. I wonder if I can do the same or I'll put myself in a trouble. This listing was by owner, so he may not know all the rules.   

$3200   for 3-5 people.

$3250  for 6-7 people

 $3350  for 8 people.

I want to build a 2nd bathroom in a large 2 story 4 bedroom unit. This town is popular among young professionals. Most likely this unit will be shared by several friends. Wanted to build a shower with glass doors, but several people suggested that it's better to have a classic bathtub with a curtain, because shower doors may break easily. What are your thoughts? Appreciate an opinion of professional landlords.

I have a nice couple of boyfriend / girlfriend. He has a sufficient income to rent an apartment and wants to rent himself with only his name on the lease. She is a student. I don't know her income. Should I proceed with him only, or both should be on the lease? Are there any problems by having only one person on the lease?
