Letters to eviction landlords

Today, I am searching the county site for evictions. I have generated a letter to send to the homeowner/landlord to see if he want to sell his problem property. The strategy is to find owners tired of toilets, tenants and termites. Maybe other investors who want out and are will do seller financing. Any suggestions on this strategy?

It works. I know someone whose main strategy is attend eviction hearings. She would pass out "We Buy Houses" business cards to landlords going through evictions. That's how she got deals.
