One of sliding window is too tight to open.

The window is just 3 years old.

Is there anyway to solve this instead of doing a window replacement?

This house will be rented for section8 tenants.

I fell that i have to solve this in order to pass the inspection. Right?

Thank you!

Post: My rental is 4b, can I accept 3b voucher?

Hi, I have a 4b rental looking for section8 tenant.

Listing price is 2600

The payment standard of this zip code for 3b is 2100 and 2800 for 4b.

The tenant claim that she has a $3000 voucher but is 3b. She could be able to cover the rent.

But will the housing authority approve? Or I have to get tenant who has 4b voucher.

Thank you.

@Joe S.

We rent the 40yard dumpster for around 800bucks (all inclusive), houston. Are cheaper ones there?

@Andy Webb

Good ideas! Very inspiring.

How do you manage the free stuff pickup?

You just do yard sign? Does it need to have someone stay at the property for a specific period of time for the pickup things?

Hi, everyone, happy new year!

I spent more than 5k on my first property for all the trash out (3 largest dumpers, GC, labor, texas).

I got my second house for flip from foreclosure.

It’s still a hoarder’s home, more trash than the previous one:(

Anyone has some tips on how to save on trash out? It’s really a big ticket for me.

Quote from @Patricia Steiner:

White interiors/exteriors are in high demand and perceived as more upscale and modern.  But that's the 'right white' - as  the 'wrong white' can be blinding and some even look like unpainted drywall.  The lighting matters a lot too.   I recommend Alabaster; it's a creamy white that looks white without the glare or blue hue.  I recommend doing an online search of 'what white paint colors do designers use' and you'll get some tried and true options.  If you're looking for a modern look and/or a way to light up a dark space, white is the right choice when it's the right white.  Nothing is easy...

Hope this helps...

 Thank you Patricia. I will keep alabaster in mind.

I'm planning my first flip now. I've noticed that the all white wall +white cabinet+black hardwares is really popular. most of the new constructions that are selling fast are using this.

I've decieded to use white shaker cabinet (maybe two tones)+black haredware+oak color floor. but not pretty sure about the wall color. if I do pure white/extra white for the wall. two things that i'm concerned about. first, there is no contrast bewteen the cabinet and the wall; second, a 70's house is low ceiling, less natural light, texured on the ceiling (kind of porpcorn ceiling). I doubt it might looks cheap.

what are your recommendations for the wall color in this situaiton? could you please advice? Thank you.

Hi Lily,

There has been a lot of great advice in here so far. We've done white/white in flips and our airbnb and it can look very clean. The only thing I would caution is make sure you are getting paint swatches before committing to the color. There are hundreds of shades of white, make sure to find one that doesn't look yellowish against your cabinets and has similar warmth to your floor color. Check in all lighting conditions as well. Here's a shot of our kitchen from our airbnb with similar color scheme you just described. The image quality is poor because of the upload, but you get the idea!

it look really nice! and is what exactly i'm talking about.

Quote from @Kyle Ebersole:

Hey Lily! I do a light gray or white in my flips. That's also what almost all of the flippers in my area do as well. You can't go wrong with either of those colors. Only thing to be cautious of is going too crazy with colors that you might deter people! You want to still attract the biggest pool of buyers that you can and we've found that those two colors get the job done.

If you are having trouble picking out exactly what color to use, connect with an interior designer and get their input! I've done this on a number of homes and they've always turned out great.

Hi, Kyle. Thank you very much for the input. what specific light grey or white you usually use? I  used interior desinger previously for my home, it was pricy! now I'm doing entry level homes which i do not have a budget for that.
