Good question! I personally invest the rental income in high dividend stocks (6%+). I have enough in my emergency fund, but I also have stable income and no other debt. As far as roof or other high cost replacement, I can always finance. However, I do think this is a personal finance question, it all depends on how much risks you are willing to take and what's your financial situation. I am curious what others do.

Long story short, I had to replace AC, and at the mean time, I reimbursed rent for the days AC is not working properly. There is really nothing you can do other than stay calm and not let it mess up your mood.

You could give them a fan or a portable aircon for the time being. Let them know regarding the AC company - waiting for the parts needed to fix the AC. 

Thanks for all your response. An update on this story. We have to replace the entire system (16-yr old) which is a zoned system. It has to be a at least a two-stage AC system for zonings. It took about 2-days to install, and during the installation my tenant was complaining house being 99. The AC company was nice enough to provide two portable window units to get them through. We also agreed to reimburse rent for the days AC not working. 

Lessons learned: It is important to learn how to deal with difficult people. Setting bottom line is critical so you know what not to pass. Things happened and do not every let them ruin your life.

The main thing would be to keep them in the loop, giving them regular updates of the scenario, etc; which shows them that you're genuinely concerned and are doing your best to help them out.

Thanks Nathan. The tenants are texting every other hour like they are not giving up until they get what they want. It really stresses us out here. Like you said, we will definitely calm down and try to explain.

The AC broke in my rental, and it takes time for AC company to get parts and come back to repair. At the meantime, tenants complain about house being too hot (79) and wonder if there is any remedies. What would be good ways to ease the tension here?

Thanks guys! I tried Zep Smoke Eliminator spray from lowe's and it seems to be working. I sprayed 2 bottles directly on the dry walls and ventilate the garage for the afternoon. There is still some smell remaining, but almost negligible. The next step I am going to paint the entire garage. I think this would solve my problem. Thanks again for your comments!

Tenant smoke in garage and the smell already penetrate drywalls. Any suggestions of getting rid of the smell without replacing drywalls?
