You could do a little bit of both. Have deals you do with your Dad and have your own that is what I did it worked out very good.

Nothing Down by Robert G. Allen is a good book and the first book I read when I started.

Use 20K to get an Amazon store (sort of like digital real estate if you will) 20K for Rentals, REITS ,and Tax Lien Certificates, and 5K to the stock market and 5K to foreign currency and cryptocurrency

I would say you must have a strong vision of what you want to accomplish. Visualize this everyday and really as much as you can. No matter how things workout in the physical focus on your vision and fix them the way you want in your mind. For example, if a seller calls you and they don't except your offer as soon as you are done close your minds and visualize that they did. This will not change what just happen but will train your mind and prepare what will happen next time.

Really good discussion, I have found that its best to give people the freedom to do what they want, people change their minds a lot but ultimately if you stay focused on your own business you only attract what is good for you. You can see eveything as a blessing or a curse but its up to you and know that people have that same freedom. I guess the golden rule (the real golden rule) applies here.

That is a great problem to have. If I were you I would find some local people to network with and learn learn learn. Money is great but you really want the skills because no matter what happens you can get it back. Networking like you are now and education will be the cornerstones of your business. Once you get going a little you will have more ideas of the type of things you want to do, so take your time and build a plan. Maybe start to build a buyers list first. Hope this helps.
