first book to read as an investor

Hello guys so im just starting as a new investor and Im looking to buy my first investment property and im thinking its either going to use the brrrr strategy or fix and flip but I would like to read books on to get a better understanding on real estate in general I have read alot of forums on the brrrr strategy and ordered the book on flipping houses and will get it soon but I was wondering if you guys have any recommendations on what book to start out with since there are many of them and they all seem good.Any feedback is greatly appreciated.

If understanding finance is new to you I would recommend Rich Dad Poor Dad. However it will give you almost no real estate specific knowledge..  It will give you some basic fundamental knowledge that you need if you don't have it. It will be a fun read and give  you lots of motivation. 

There are so many good books on real estate it is hard to pick out one.  BP publishes some of the best real estate books so look under the Book Store tab above and pick one in a area that interests you. Anything written by @J Scott is worth reading
