I am becomming more and more concerned with fraud.  The last rental I posted, I had a woman apply and found out she had stolen someone’s identity when I was working through the background.  I found out when I decided to email her a question at work as a way to verify her identity.  Lucky I did as the poor person who responded confirmed that her identity was stolen.

I have another rental and a prospective tenant and want to see if there is a way I can verify her identity.  Looking for others to share how they verifiy identities and confirm drivers license provided are real and not forged.

The gas meters aren’t separated. One meter is for 2 units. 

 Get a submeter to bill each tenant their portion

Thanks everyone!  I appreciate the advice. I think I will tell them they are ok to have it and can put it near the gate instead of in front of the roof and garage.

I have a new tenant asking of I am ok with them putting a basketball hoop on the concrete patio in front of the garage. I don’t see a reason not to but thought I would check with others to see of they have had any problems?  It would sit right in front of the garage door so could that cause damage of the miss the hoop and hit the garage door or the roof?

What is the best platform to use to creat lease documents for four units. I have been using EZLandlordforms for years but want to see if there is a better/easier solution for creating lease agreements and changes in tenancy.

Hi Marlen, I provided a virtual tour and it went well but they are asking to see it now in person.  I can understand as I would want to see the inside before signing a contract as well.  I think my only option is to wait until the tenants leave, have it cleaned and then show it.

Hello Investors! I hope everyone is safe and healthy!

I am hoping to get feedback from California Investors on showing rentals during the pandemic. I have a rental coming up and potential tenants asking if they can see the house ASAP. I will not show it until the current tenants leave and I am wondering if there are any precautions to consider before I have an open house?

Thank you all for your feedback. I will talk to my carpet guy about dieing the areas. It usually cleans up very well so hopefully the die will work.

I have tenants moving out in June and they have damaged the carpet in one of the bedrooms. It looks like there are spots where maybe bleach was spilled. I haven't had to deal with carpet damage and wanted to get advice on how I should handle?
