Hello, Bigger Pockets cohorts,

I'm getting started with marketing, and I'm getting NOD lists from a title company. I'm at the point where I can collate the information and send out mailers to the people on the list, but this leaves me with a few questions:

  1. How should I update my database when I get new lists every week or two?
  2. How should I remove people from my list that ask to be removed? The issue here is that I can remove them, but they will probably be on the new list I receive. Is there any way to auto-update or auto-check?

What are you experts using? Are you automating this process somehow? I'm very interested in getting this ball rolling.

Should I try to post in another forum?  The forum structure on BiggerPockets is so vast and sprawling that I'm really not sure where to post.  Please advise so I can get more eyeballs on my posts.  Thanks again for your help and advice.

Hello, folks.

I'm trying to get information about compiling NOD lists. I have the latest NOD list, but the problem is that each week I'll be getting another list. How do I compile this information intelligently going forward?

Also, when I get mailers that come back because of bad addresses, how can I effectively organize the info so that I don't send mailers to them.  

And what about people that request to be taken off of the mailing list? I'd like to honor their request.

Because these lists come to me in an Excel spreadsheet, I could just blend the new list to the old, but then the bad addresses show up again as well as the people who request to be taken off.

This is a big problem.  How can I streamline my process going forward?  Is there a way to do it in Excel?  Is there another tool I should investigate?

You are right.  How do we know this?  We told the pregnant dog owner no.

Hello,

Searching the discussion board I didn't really see this question posed.

We have a potential renter who would like to bring their pregnant dog who will (of course) have puppies.  The puppies will be gone within 8 weeks.

Our rental does allow pets with a $350 non-refundable deposit and additional $35 per month.  Do we allow the pregnant dog and charge extra?  What would you charge? Do we just say no way! because puppies create a lot of damage?  What would you do in this situation?

Hmmm.  It's our first "buy and hold" property, and it was in pretty nasty shape when we got it.  It's entirely possible that we're going overboard somewhat as a reaction to the terrible state we found it in.

@Jeffrey Hotz Yup.  The goal is to refinance in August or thereabouts and get some money out for another property.  So the goal is to make it really nice.  Plus, the rehab we want to implement should all be very low-maintenance.  We will sit on the property and collect rent from it...forever.

An amazing list of ideas for me.  I'm going to have a look at all of these things to learn precisely what they are all about, particularly the distinction between different roofing options.  

I always felt like this is a strange looking house, and with these options, I'm sure we can radically change the appearance for the better.

That being said, the 10K number was purely hypothetical, and cheaper is obviously better.  We still have a lot of inside to do.
