Not sure if this can be useful to people, but here's a heatmap I made showing the concentration of flips in Tampa, FL as of last month..the the more Orange/Pink the more flips that are happening. Looks like most of them are in East Tampa/Belmont Heights.

If you're looking to stay away from the big cities, here's a list. You're ideally looking for places built before the automobile, grid system etc.

But, I will say that I don't think emails are the best way to reach sellers. I would send the offers through mail or cold call.

If you send 50-100 informal offers with offers that are half of the asking price, you are going to get laughed at and not taken seriously.

Having a real estate agent help you with presenting these offers verbally is usually a good plan. They can present the informal offer to the sellers agent over the phone, and build some credibility around your offer by sharing your experience as an investor, that you're well funded, that you will close on time,
