Columbus is a great choice, has some good "Cash on Cash" numbers and also some great up-and-coming areas in the gentrification heatmap

Cash flow isn't amazing in San Antonio...best on-market properties are hovering around breakeven, as you can see from the "Cash on Cash" tags. That said there's definitely some up-and-coming areas in the gentrification heatmap on the right

Hi @Alexander Celestina here's a gentrification map I made for Jacksonville. The bubbles you see are properties, and the % relates to the property's Cash on Cash Return 😊

What an interesting map you created,is it interactive?  are you willing to share the file with me?

best wishes

Sure thing, just sent you a message!

Quote from @Ali Saad:

Hi there!

I live in SoCal and it is extremely difficult to find any cash flowing properties. I'm interested in investing out of state, my criteria is:

- $80-120k purchase price (will go up to $200k if needed, but would rather have a lower purchase price and acquire more properties)

- Cash flow rental

- Pro landlord state

I'm not extremely picky on the area itself - I've done some research myself yet I can't pinpoint which market to enter. From what I've seen, it looks like the mid-west/south best fits my criteria. Does anyone have any recommendations on markets or advice on how they picked their market?

Here's a list of some of the best cities for cash flow right now

Quote from @Scott Ball:

We are property investors from Australia - we can't qualify for a loan since we have no credit history, so the 1st property will be all cash.

We are just after a hassle free,  'no-brainer' rental to get us started with steady cash flow, and good chance of some appreciation over the years. Buy and hold long term. Will consider any state, but not interested in apartments, just single family or multi family. Budget around $250K and ideally no older than 15 years old so we can get some depreciation. Thoughts on what states to invest?

Hi Scott, here's a list of some of the best cities for cash-flow at the moment. Also have a list for landlord-friendly states, appreciation etc. if that can help

Geez...that's not an area I would recommend under any circumstances.  Let the buyer beware.

Could be an up and coming area?

Hi John, here's a gentrification heatmap I made for Cleveland using data on amenities in different areas, and also looking at things like population growth, % of college grads, median household income etc.
