Nice one! Just to add to this..here's a neighborhood grade heatmap for Miami, FL with each neighborhood ranked from A to D.

Some of the data used:

1. Census data - median household income, employment stats, bachelors degree percentages, crime, vacancy rates, appreciation

2. MLS data - average days on market, median cash flow, median rent, median price per sq. foot

 Absolutely, the A areas are too pricey for any cash-flow. I just meant if the grades are accurate

It's not just an income map, it uses about 50 different data point (median household income just being one of them). Also looks at vacancy rates, crime, median days on market, median cash flow, median rents, appreciation, employment stats, percentage of people with bachelors degrees, population growth, and a lot of other metrics. Since a lot of the data (like monthly price changes, days on market, rent etc.) is based off of MLS data I can change the map every few weeks, unlike census data which is 1-2 years out of date.

Was just wondering if you think the neighborhood grades seem accurate

Thoughts?

Houston is a little expensive, especially when combined with current rates but there are some BRRRR deals that can work with decent ARVs...just as a quick example, here's a ranked list of properties by BRRRR in Houston - there's a few that potentially make sense but not a huge amount of choice. If there are some good/cheaper suburbs outside the city limits that might be better
