I'd love to connect with anybody who has invested (or has knowledge) in the Dayton area! I find Dayton to have some promising characteristics in a cheaper market with upside potential. I also like the close proximity to Columbus(another market I am very interested in, just a little out of my budget right now).

Post: Gathering data for neighborhood analysis

My business partner and I decided we'd like to start investing in Columbus. We are looking to BRRR in B- to C neighborhoods. What online resources are folks using for neighborhood analysis? I have used a combination of Niche and Trulia, but having a little trouble putting together a comprehensive list of the B-C neighborhoods.

Any recommendations on familiarizing myself with the neighborhoods and submarkets of Columbus would be greatly appreciated!

I am starting out my real estate journey and plan on aggressively purchasing and rehabbing properties with the BRRR strategy. I am curious what is the best modern bookkeeping software that people are using. Something to note, I will be investing out of state and hiring property managers. So I don't particularly need a system that has extensive property management features, though I would still like one that is geared towards investors.

From my research, I obviously came across the popular ones like Quicken and Quickbooks. 

I am also really interested in Stessa, which is made by investors for investors. 

Does anybody have opinions/advice on what is the best!?

Hi Jason, I am in the same boat as you. I live in SF and want to start my real estate journey out-of-state. I started my market research about a month ago. I found this youtube replay of a David Greene podcast that gave me a good baseline for what to look for in a market. For me, as a software engineer, I am bias towards markets that have an emerging tech scene. I did a general search for "emerging U.S. tech hubs". I used roofstock for some great in-depth market analysis and used mostly public census data to finally narrow down my choices to Indianapolis and Central Ohio(Dayton, Columbus, Cleveland). Perhaps you could use a similar approach based on the industries and markets that excite you. For me, I personally wanted a hybrid cashflow/appreciation market with a low barrier of entry and a rising population YoY.
