Hey guys, 

So here's the situation I find myself in...

After 9+ years in the sales &marketing/copywriting/and small business consulting world, I was in need of a new career. Something I can get into for the long haul. I've always said that "one day" when I have money I'll get into REI full-time and I think I've always had a passion for real estate, but never thought it's possible for some reason.

Now, after leaving a job I hated 2 months ago I found myself drawn to the idea of giving my "some day dreams" a real shot today. If I had to describe the next 12 months I'd say i'd like to buy, rehab and flip 3 homes, while wholesaling 25 deals. Remember, my goal is to do this full time. Now, i've heard the podcasts where they suggest having a full-time job while learning this business, and i don't disagree with that strategy- but for me, I am in a position where I can get into this full-time. (Not saying i have a fortune to lose or be crazy/foolish with).

My real question is: What would be the smartest way (steps) for me to take to get into this business? 

Do I go and network and make a small list of buyers/investors first? And then find deals to present them?

Do I market for deals and then look for investors?

Do I wholesale a property first? If so, and given the fact that I can launch a marketing campaign, what would be the most effective strategy to get the ball rolling?

Or  do i begin looking for properties with the hopes of buying one?

Do I partner with an investor locally?

This isn't like anything I've started before and so I am in need of some good advice.

Obviously there's a million questions I have as any new person, but i feel that given the right plan of attack, i'd be equipped to take this challenge on.

For paid advertising to your site, focus on PPC (AdWords).  I've done a lot of testing with Facebook and YouTube and they just don't perform like PPC (search).

For AdWords, make sure you understand the "match types" - exact, broad, phrase, modified broad, etc.  Here's info on that:

Match types are important because you don't want to pay for clicks on the broad keywords "houses" or "buy"; but you do want to get the click on the phrase "I buy houses", etc.  People who don't understand match types can lose a ton of $ on irrelevant clicks - master that and you'll have an advantage over others.

 That sounds like a really good plan. I've had some success w Google PPC in the past in a different niche. I am a BIG believer in "paid advertising" vs. SEO. SEO can work but with paid traffic be it Internet/direct mail or whatever, if you have the right message and the right market with the right call to action,  you have a great chance to turn $1 into $2 or more. I know lots of people like organic traffic but being that the algorithms change so often I feel like the safer bet is to "pay and play". (Besides the fact that there's really no such thing as "free traffic") you'll pay with time, effort, content creation etc.

Thank you so much for that! I love how you said "be a solution provider"

I am thinking about the angle to start with I.e. Traffic of some sort to landing page in order to build a list of buyers/investors, network etc and once I have some folks who I can work with I'm thinking about starting with either Adwords, FB ppc, or just getting a list of some sort and begin a direct mail campaign. Possibly absentee owners? Any suggestions would be greatly appreciated!

I am brand new to RE and coming from the direct response marketing world, i've learned to read past the hype of various products and services. 

I think that the reason why people inflate info/data/numbers is either incompetence OR lack of integrity. Either way, not something i'd be attracted to.

As a new person to the field i will learn to watch and listen carefully. Thanks again!

Leo Goykhman here from Chicago Il. Just wanted to introduce myself and let you know that i am really excited about being apart of this community.

I have been a marketing consultant and direct response copywriter for 9+ years and now I'm making to shift into the RE world.

My goals are to learn as much as i can about this world, and get involved in Wholesaling properties. Ultimately id like to have a business that acquires, rehabs and sells the properties as well as wholesales them.

Any advice would be greatly appreciated, and if i can help anyone with any direct response marketing help (online/offline etc) i'd be happy to help!
