Hello BPers and BRRRR lovers,

My partner and I got our first BRRRR deal under contract, it is a 6 unit near Fishtown Philadelphia. As we enter Due diligence, we wanted to figure out all the costs that incur from the different phases of the process (Buy, Rehab, Rent, Refinance). We put together an excel sheet (see picture below) with all the costs we can think of. But we wanted to get some additional eyes on it, especially from the ones who's successfully executed the BRRRR strategy.

What are some hidden cost you wished you knew prior to going in on the deal ? Or what would you change overall given this deal ?

For some more insights, we got a hard money lender who’s going to fund 90% Purchase & 100% Rehab. And we’re securing a Private loan to for the acquisitions, and to carry us through the rest of the project

Hello BPers ,

As we all know this game is a relationship game, and one of the most common ways to do that is by attending conferences. I’ve notice there are quite a few that are held all throughout the year by some of the big names in this space (Michael Blank, Dan Handford, Rob Khleif, etc...).

Wanted to ask you all which multifamily/apartment investing conference have you gotten the best return out of , or has added the most value to you and your team?

@Raphael Alexis Hudson County in New Jersey might be a more feasible option for you. You can still get to NYC under 30 minutes in most cases.

Hello MultiFamily Experts,

I am touring an apartment building for the first time this weekend. I’m quite used walking residential multi families (2-4 units) , but I know commercial is a different beast. I wanted to reach out and ask what are some things you look out for when walking an apartment building ? Do you bring your entire team ? Go straight to the mechanical room ? Walk each and every unit ? This one is slightly under 30 units
