@Melanie Tan given you have the experience, your best option in times of price will be to GC the project yourself. That way you'll be able to cut overhead cost and control timeline. $150k is a bit high, but not that far off. The last point breeze project we did was around $133 per sqft

It's hard to say without knowing the full scope of the project as @Rich O'Neill mentioned, But I'll be wary of anything under $100 per sqft for a full gut renovation these days.

@Daniel Scruggs, The city recently changed some things and is now requiring sprinkler systems for Single Family New Construction. It’s not the same type that’s required for triplexes and above , but they do require something. So I’d be surprised if you don’t need one.

@Maileen Calhoun if I understand correctly, you said this is a flip. So the appraisal you got would include two parts. And ARV appraisal (what the home will be worth after repairs ) and the As-is appraisal. I wouldn't be too concerned with the as-is value if the ARV numbers makes sense. Especially if the as-is is not significantly less than what I'm buying it for.

@Jack Perfett I wouldn’t say you have to go see each and everyone of them cause to me, that’s not too realistic. But that’s why having a solid team is important. You can find an agent, go with him to a couple tour and tell him what you look for. Then, when you’re not around, your agent can go take videos, just so you can make a decision.
