I agree with @Bill Gulley and @Deborah McCarthy. IT takes a little bit of persistence at doing what you need to do, to move forward. Not an easy task at first. After you do anything for a while it becomes easier.

I just had this topic thrown in my face by one of our clients today. This property, we did put a posting for emergency contact, just not the owners contact information. Not sure if it might have fallen off the window due to temperatures at this time. I thought this was an issue for a lot of states, counties or communities. 

152.04.A.2a.6  General. Responsibility. Owner. Posts of identification of owner or agent in any dwelling in which the owner does not reside, the name, address and telephone number of the owner or other responsible person if any, shall be (a) Supplied to the occupants of the dwelling and (b) Posted in a public or predominant place on the premises visible from the outside the structure or, in the alternative, provided to Neighborhood Code Enforcement. 

This is our first one, in an HOA environment also. Another interesting fact is that the property had not been occupied for over 5 years. Just sat there slightly decaying and has over 200 cyds of debris inside not including 3 cars in the garage with no tires on them. Cant hardly see the cars for all the junk on and around them. Beautiful property though.

I understand the supplying of information is not done between the city or county government departments. Have had to take papers from one city office to another on many occasions. This client is very experienced in investment properties, and has them all over the country.

We personally just like something in place if there is a need for an officer or firefighter. in an emergency situation, they have an emergency contact.

I agree with @Jerry Kisasonak you can help make a difference and a profit in depressed areas. Checking the stats for the city or county can help you differentiate between war, and depressed. If people like us don't improve the neglected properties in depressed areas they can become war zones eventually. We've met great people in depressed areas that are so happy someone is taking care of the place and getting it back into shape. They are generally ready to help protect what you are working on. I also know first hand that in war zones the people can be misleading and dagerous. Not that they all are just a lot of caution needs to be taken. We sometimes have to go into these areas for some of our clients and ask that anyone doing so uses caution and stays alert to the surroundings.

Thank You @Jeremy Tillotson. We just finished one in Elkhart and on another one there. Then to Valpo for 2, and possibly 1 Ft Wayne. 

How ever we don't go that far east in Michigan. Sorry Giles. Sometimes we have some great crews in other areas but not over there.
