I have had partners in a variety of ventures. Lately I have heard that partners are not so good. Me and 1 of my partners have gone through a difficult situation where a 3rd partner took funds for his own use in the tune of $60k. That has me quite cautious. We have 3 others wanting to join forces and get to a stronger level with the use of advantages that will help all of us. I just have that bit of concern. I will use your information and weigh out the odds in this new venture. Thanks again for a great post.

I think each of the replies could work. He probably helped when it was needed. Sounds somewhat like he either doesn't know what to do or is just riding the situation out how he wants to. Main thing is, it is not his house to live in unless he pays what you feel is fair.

There are programs such as Batch Leads. They have an annual fee but you can get all types of lists off of there. They also have some methods to do marketing from the program. There is also DHM. They have something similar. I can send you a small list and let you see what I am able to get. Our company is in Northern Indiana!

I am looking for a good property manager and contractor for Randolf County Indiana. Looking to help an investor in the area. We are a little too far from there to help them but I'm sure there are some others in the area.

I was able to open. I am not a realtor but the contract looks fine. One thing to do when signing if to add at the buyer signature "or assignee" clause.

Hi Tony, I'm not sure in CA. They do have several different laws with respect to other states. How ever most "realtors" make that statement. If you caught someone on an off day, it might of been easy for them to just say that. When you wholesale it is basically an "assignment of contract". So you are assigning the sales contract over to another buyer. There should be some contracts needed in the "file Place". Some of the uncertainty you are going through will fade with making both good and bad attempts. That is the main thing. TRY what ever. Learn all you can from the podcasts, but most important try. Meet some investors in your area. When you run into any negativity, brush it off.

Yes, I was trying to obtain it as a short sale. I use to be a realtor but the broker I was with didn't do much with any REO's. I did use the paperwork that was suggested, but I did not know that a hardship letter was also needed. This is the second pre foreclosure we made an offer on. We also use to work for the banks. Seems like some are just essier to work with.
