How would you creatively finance these 23 SF approved lots? Seller financing is also available. How can I use seller financing to my advantage?

What are the main things to check with county before/during building?

Have you networked with people on BiggerPockets, for private money/hml, to develop a subdivision like this?

Who are the main people to network with, to bring a deal together?

Again I wish I could tap into Rich Weese's knowledge, like an upload from the Matrix...lol! I do recall him talking about a deal kind of like this in his book, where he talked developer, or builder into building a home similarly priced to one his friend had built in the subdivision.

Thanks for the reply. I need to contact the county health department the realtor said, to figure out if I can put one of those all propane duplexes previously used for the Montana/North Dakota oil/gas workers, but in mint condition. 

There is a nice manufactured home on 3 acres, with good size storage shed, and 10 GPM well, with no covenants, $130,000.

The agent emailed me asking me to call to discuss a payment plan.

What strategies, tips, etc., do you have for me for talking down the price, creatively finance the deal with owner, finding private money to finance part/or all if necessary, possible putting something on land to rent out if allowed due to no covenants, how to make it a win - win for both parties, etc?

I am deeply motivated to find people to network with, on this historic building, so it's a WIN - WIN. It's as if these beautiful, buildings are calling me to save.

I think the building is 20 units, 1 building is 8 units, The bigger building is 12 units. not including the basement level, gutted/demoed on inside, except for inner walls. new concrete surrounds building. It was originally built to be high-end apartments. It has a residential/commercial mixed use.

Please reply with thought on how to acquire this property.  What is your estimate on restoring a building this size? Can I find a Historic Grant to help with restoral/rehab cost?

Any Creative strategies you have used to acquire apartment buildings. Have you ever partnered with anyone on apartments? If I could just invoke the Power of (and inspiration from having met him) Rich Weese.

My friend knows a previous landlord who is selling a property that includes a side by side 5 plex, a 2 story house with a basement and 2 car garage, and 1977  16 x 70 moblie home that is current owners residence (on a permanent foundation, with a large addition, porch, deck & 2 car garage. There is also a 2 carport and storage shed. All have metal roofs. This property is on a reservation, but isn't owned by a tribal member.

The seller is motivated to sell, because he is moving. He has lowered the price to $299,000, but he has told my friend he might lower the price more. He is asking for $30,000 down OAC, 6% for 5 year balloon. Monthly payments at $2,000. $1,000 net per month

How would you approach the owner to creatively finance this, if you didn't have $30,000 down?
