Possible owner finance of manufactured on 3 acres, Any Tips, etc?

There is a nice manufactured home on 3 acres, with good size storage shed, and 10 GPM well, with no covenants, $130,000.

The agent emailed me asking me to call to discuss a payment plan.

What strategies, tips, etc., do you have for me for talking down the price, creatively finance the deal with owner, finding private money to finance part/or all if necessary, possible putting something on land to rent out if allowed due to no covenants, how to make it a win - win for both parties, etc?
