In my humble novice opinion, this sounds like a fantastic deal that I would try to keep to myself if I could make it happen. Do you anticipate the various positions you would sell to give you 29% return? If not, I would definitely sell to fund the downpayment. 

You can bet on your tenants being in place over the next year and that cash flow coming in over that 1 year lease, but you can't be sure how the stock market is going to perform over that same time period.

Just wanted to get some feedback on the Berclair area of Memphis TN, specifically the streets running between Pope St. and N. Holmes St. I believe about 4 or 5 years ago there has been some negative feedback for this areas after reading through this forum but hoping to see if any of that perception has changed.
