Has it been 5 years already?  After my first travel trailer, I partnered with my sister.  A year and a half later, we were up to nine. Things were going very well and we were making about $400 profit per month on each. 

I then suffered a severe illness and we severed our partnership  during my illness, three of mine and my husband's five were sold  

After I got better, we had two left that we rented until early last year  I never really got back into it due to a bad loss of confidence.  my illness was mental.  I wrote about it on the forum somewhere back then.  It might be find-able if you wanted to read it  

if I was to start again, I would do a similar model with rooming houses. Our main renters were construction workers in town for jobs. Great renters. They work long hours and make a bunch of money, so they pay their rent.

I would love to do this. But have no idea of the legality.  No dealing with the actual home!

I have purchased existing MH loans in the past. Also wonderful, but harder now after the SAFE act.

Hey Jeffrey,

Sorry I didn't see this earlier. All but one of our RVs are FEMAs, so they didn't have holding tanks. The one that had tanks, we just instructed the tenant how to operate them. 

At the moment, we're taking a break while looking for land to make our own spaces. The lot rent has been really expensive lately, and I had a few crappy renters, so I was really ready for a break after 3 years and some extreme personal problems. I had a long post about it in the Investor Psychology section. 

All in all, though, they are money makers and I really need to get my head back into it.

For maximum profit with minimal investment, I think RVs are the way to go.  You can fit more, they're cheap, and rents are relatively high.
