Hello all --  Realtor / investor out of League City here.  Curious what you guys are noticing / seeing as we hit the end of July.  

I work w/ an investment firm and in April, May, June we bought & sold 10 properties each month.  30 total.  But we're entering the last week of July with 21 properties purchased and 17 sold south of the Beltway - pretty much a standard "pre-Covid" month for us.  One thing I've noticed this month is a stronger push for buy & hold properties vs fix 'n flips. A typical month is probably 80/20 flip vs. hold, but this month it's closer to 50/50.  I know no one likes to list a flip around Thanksgiving, but I figured we still had another month or so to get some solid flips in. 

I'm curious as to what are you all seeing lately?  Are you guys seeing more deals available than previous months?

As mentioned above - I would raise your rent consistently over the next few years to get it to market value.  Giving the tenants a 6 months notice is a nice touch and I would follow up with them again 90 days out to make sure they are set to move forward with new rent rate.  If they decide to move on, you can always bring your rate up to current value.  

If you raise their rent $75 to $625 / month, that is an extra $900 for that year.  Not familiar with their situation or your area, but we all know how much of a hassle moving can be.  MOST people would be hard pressed to pack their belongings, find a new place to live, pay new deposits and physically move for less than $900.

NetWorth Realty of League City will be hosting a 90 minute meet & greet for new and seasoned investors.  This will be a great opportunity to network with fellow investors and share some ideas.  There are no fee's.  No memberships.  Just quality networking.  

We plan on covering two main topics: 1) How are we finding our properties?  We have sold 55+ properties the last 3 months, all wholesale to investors!  What are we doing that is making us so successful?  2) Funding.  What are the advantages of paying cash vs taking out a hard money loan?  What is the best way to leverage you money?

@Jaison Emmanuel,  I agree it may not feel as "booming" as it did at the end of this past year, but I think it's still moving right along.  I would be curious as to what part of town your property has sat for the last month and see how it compares to nearby comps.  My office moved 17 properties - all wholesale - in March in the south Harris / Galveston County area.

Welcome @Nancy Cortez!  A 1 hr radius of dt is going to give you a TON of option in the Houston market and surrounding areas.  There are typically weekly events in the area, if you check out the marketplace - I'm sure you'll find one that suites your needs.  If you need help getting bids in, let me know.
