Hey Guys,

Looking for people interested in a partnership to buy and hold properties ( rentals ). I am a newbie but after doing alot of research even i understand that i will run out of creative options to finance the purchase before i get to the "safe number" as far as rental income goes.

@Marco Santarelli my friend ... i think you need to google what "cash flow" means. Also, while at it... google why an ROI of 29% with an annual of sub-1k $ is a just a very very bad math.

@Brian Estes    i mean hes the owner so he is free to sell it for 500k if he wishes to, but someone should tell him that using Zillows estimates for retail values while advertising that the rent is less than 0.4% of  that estimate would only work if that neighborhood somehow became the next best HOT A+ zone with  Amazon building the next tech hub  5 min away from and half of Hollywood celebs moving in to the estates nearby. That said ..its a free country...

sorry to tell ya brother, but i just ran your tool on a property i am intimately familiar with... and it  was almost 150K off.  IT didn't even pull the correct price from the latest sale from Zillow.
