@Chris Bosson this is probably one of the nicest looking properties i've seen!  looks absolutely gorgeous. I hope you sell it fast. Your best way is probably to show equity, as cash flow wise this is an A type property ( even if the area is not) and thats pretty risky long term. 

The reason i commented is that the BP marketplace is so spammed by crappy "cash flow cows" and "incredible deals" and they don't even try to hide the fact its pretty much pumped up numbers ready to dump, that when i saw your place the high price almost makes sense and that's refreshing.

@Marco Santarelli your whole math is hyped up on equity estimates and depreciation in tax returns while the only true number on that list is the 3.4% CoC. I am not trying to troll you or to spotlight you, but using numbers like you did in order to sell something on the bubble is just bad karma.

@Michelle Dunn   the easiest way to "calculate" the face value of your investment hold to the  +1% rule  ... 

meaning if you want to purchase an investment that makes you 1500/m in rent ... it has to cost (aka your turnkey value at purchase) should be less than 120k thats the only way you can even begin calculating for cash flow. Buying for equity while relying on cash flow is HARD and in our market is almost impossible to find unless you purchase a BRRR home which is too is pretty hard to find. I myself is from Seattle area but i am looking more around mid west... less risk on market going down and taking all those nice top market bubbles with it.
