@Rich Baer Thanks. Do you know how much a lead free certificate cost? Is that something that a normal inspector will give me or is that something that I specialist would have to come in and do?

@Jeff K. I actually notice how behind google maps is myself. I've notice that where I live has not changed for around 2 years. Also I was going to get verification if I decided to go ahead with the property which looks unlikely now...Im curious do you just live in Baltimore or do you invest there also?

@Mary lou L. Excellent observation. Im going to start using that way of thinking. Decorations rarely survive bad neighborhoods.

@La'Desha Marchanti I really Appreciate the offer. I do have friends in Baltimore area that can check things out for me though. The people I know from the area are kinda hinting to me that I should avoid it. I am hard headed sometimes.

I really appreciate all the feedback. I am going to consider not investing in it.

@Rich N. @Sonja Williams @Andy Gross @Landis Whitehurst @David Alvarado I noticed you guys mentioning a lot about the headaches, crime rates, and things of that nature. I was thinking that a property manager in that area would be able to solve some of those. I actually questioned can a area be so bad that a property manager would not manages properties in the area.

@Kim Coleman I actually looked in to SC some, it's better than NC to me. I was just willing to travel far for a deal that seemed like a sure thing

@Devin Morgan My brother stayed in baltimore for a little while. He definitely said similar things. I have some friend up there also Im thinking about sending them to look at some properties for me. I just look at property like that and see that even if it's in a high crime area the cash flow would be awesome. Hopefully let a good property manager deal with the day to day headaches.

Overall how to do you feel about investing in Baltimore? From the outside looking in it looks like a honey hole. 

@Carlann Mckenna I actually don't mind section 8. Im just interested in hidden cost that would make this deal a no go. I see you are from Maryland I am extremely interested in this area. NC is way out of my price range right now this particular property in NC would most likely sell anywhere from $50,000-$189,000 and only rent out for about $750.

@Account Closed yeah that's possible too. Its also something in Baltimore called ground rent which I have no experience with. They may be some extra cost.

@Kim Coleman That what I was thinking too. High Crime. If I get it I would hope to get a property manager. I actually don't know the address. It's a off market property. I have to contact the guy selling it to get the address. All I know it's on or near N. Bentalou St.

I have sneaky suspicion that a somebody knows something I don't. lol This seems like a sure fire property. I wanted to pay cash for it and just start collecting rent.

 It's a $10,999 townhouse in Baltimore, MD with tenant in place renting for $950.00 a month. 4 bathroom, 2 bedrooms. Supposedly turn key. On a homeowners block. I will try to post pictures below. 

I'm still new to investing in real estate, but what are some potential reasons for this property to be still on the market for months. I'm thinking about buying it this weekend. Is it worth the 5 hour drive to Baltimore? What's some major pitfalls I could run into.
