I've recently had my student loan dropped off my credit report and my score is currently raising, so I'm really looking forward to investing in real estate in order to make enough money mow. I'll pay off the loan with the proceeds from my properties; probably settle the loan for pennies on the dollar.

My student loan was recently dropped from my credit report and my score is currently raising, so I'm looking forward to beginning my real estate investing by making enough now and paying off that loan later. I believe the loan can be paid off in full for pennies on the dollar; a settlement if you will.

My Quick & Dirty analysis of this is, if the seller accepts an offer of $120,000, I might give a thumbs up. Only because that raises your Cash On Cash to 9.19% (all else remaining the same) and you still get good cash flow (my minimum cash flow of $200/mo. per sfh and I prefer at least 12% ROI from my prop. anals.). Can you add any capital features to increase the rent maybe?

Why not partner with someone who might know the best type of list to mail, as you say? Have you been listening to BP podcasts? There's a wealth of knowledge here you to figure that out Margeaux, ok?

Sounds like what we (Brandon Turner & others) call, "Driving for Dollars", might be the thing for you. Hey, T, when I drive around my hood checking, I always find some. So, when you find one and if you need help analyzing it, let me know. I love running the numbers for rentals.

First, Welcome to Real Estate Mark! I'm also new to RE but, I definitely like the BRRRR method as David Greene and Brandon Turner ascribe to. They're my mentors from afar; via BP Podcasts & YouTube videos (not to mention I a book from them both). Listening and reading (BP) has show me where my focus works best for me. Hope this helps.

btw: how are you contemplating two strategies so diverse? If you really want to live for free as you said, then your strategy is pretty clear; if you fully understand both strats. that is.

Hey CJ, man, if I were you I'd make sure I read Brandon Turner's book, UBG. This is my bible! Talk about getting started. The forums, the YT videos are great, but if you want to focus get the free guide. For the credit thing, man, I made an awesome connection here with a member who is helping me. We meet because, like you guys, I was eagerly looking for a first deal, but 'oops!' bad credit. Now, what? I discovered in that connection I'd made, some credit help, so, wham, bam! I'm on my way to a 680 credit score in hopefully a few months. Hey, it's a start. You dig? Alright. Keep your head up man and let me know something. 'Ah-ight? 

btw: I've done some thorough credit research in the past and I believe this chick really know her stuff.
